1 Park Road is a luxury bed and breakfast set in a quiet residential area of Windermere, the Lake District. We are just a short stroll from the centre of Windermere and Bowness. Mary and Philip Burton have perfected this luxury award winning bed and breakfast to offer all the little extras, discerning guests have come to expect from a small luxury b&b. There are various little extras to tempt you with- such as our pamper break, dinner, bed and breakfast at the week end or why not a 3 day stay during the week and have choice of a free bottle of wine or one of our varied bottled beers from our wine and beer lists or......treat yourself at a Michelin star restaurant and have a free glass of bubbly on us!

In the dining room and hall there are landscape photographs of the Lake District by Mark Elliot , a local photographer who runs our Digital Photographer course in the autumn. Some of our toiletries in our bed rooms are made by local producers from Pure Lakes (the others are from The White Company) and our jams are hand made by SarahM from Sedburgh and the marmalade is home made by Mary

Our short breaks activities promote the different things including cycle hire with a packed lunch and other activites you can do as well as walking such as cookery school, visit a famous garden or slob around in a health spa Short breaks and special packages

Whilst not compromising on luxury, the 1 Park Road luxury hotel plays its part in trying to tackle environmental issues through an award winning programme of recycling, using energy in an efficient manner and sourcing produce from local suppliers to reduce air miles. We use cleaning products from Green HouseKeeping in Coniston, You can see our environmental policy

Music, humour and conversation are important to Philip and Mary. You'll hear a range of musical styles often playing in the lounge, which boasts a grand piano available for guests to play. Philip and Mary also enjoy the regular banter with their guests!

As a venue for small organisations to hold business meetings or private dinners, 1 Park Road is ideal especially those wanting to bring their partners. We can organise a programme for your partners and offer expert team building and facilitation of any part of the day or days and recommend how to spend your time to enjoy our guest house and the local facilities and activities
